Preventive Maintenance
MicroMain’s tasks section provides an easy way to set up your preventive maintenance (PM) schedule. Using Microsoft Outlook-like scheduling tools, you can schedule your tasks in a variety of ways, including options for seasonal work. Scheduling can be done on a long-term basis and ad-hoc scheduling is available.
With MicroMain, you build your PM tasks from a list of standard procedures or activities. Using the task scheduler, you create an editable schedule of "pending" work orders from your tasks and then generate "active" work orders from this schedule. You can schedule tasks by date—such as every 30 days, every 6 months, every 2 years, every Tuesday, or 90 days since last completed—or by mileage or meter—such as every 3,000 miles or 1,000 hours.
You can also specify the timeframe in which preventive maintenance is to take place. The “starting from” date will prevent work orders from being generated until a specified date—for example, create a task 01/01/2007, but do not start generating the task-related work orders until 06/15/2007. You can also specify seasonal constraints for scheduled task-generated work orders, such as "clean pool" every week from May 15th to September 15th.
MicroMain’s standard Task Schedule Past Due alert lets you know when it’s time to schedule tasks and generate regular maintenance work orders.
Before issuing the active work orders, you can review your PM task schedule and make any adjustments necessary. MicroMain’s visual work order scheduling makes it easy to see the big picture; you can view not only work orders and due dates but also a color-coded line graph for comparing daily number of work orders and the total committed labor hours.
To save time spent entering common tasks, such as “move out” or “safety inspection,” you can memorize and recall tasks. You simply make a copy of a task record and use it to create new ones in the future. With tasks, you can also assign the same work to multiple assets, which also saves time. When you create work orders from a task with multiple assets assigned to it, an identical work order is created for each of the assigned assets. You can also group work orders generated from a scheduled task by assigning them to a task project.
It’s easy to pre-assign labor, parts, and tools to preventive maintenance tasks. Work orders also indicate if preventive maintenance tasks require equipment shutdown or other safety or lockout/tagout requirements.
Using MicroMain, you can automatically calculate the estimated time for PM tasks from assigned procedures or activities. You can also automatically track and update average time and costs for completing tasks. Many standard PM reports give you detailed and summary information to help you monitor and analyze your routine maintenance operations.
